Les Cotes is a pretty 3 bedroom house set in a 3/4 acre private garden, with private pool and terrace, in the rural area of Pillac. The house is planted with a variety of shrubs and trees and has lovely views over the Charente countryside, perfect for sitting out on the balcony in the evening, looking out over the rolling sunflower fields with your favorite local tipple!
Les Côtes is a 'sous-sol' style property with magnificent views from all rooms. On the first floor you will find all the main living space :- A large dining kitchen, lounge with balcony, family sized bathroom, separate W.C and 3 large double bedrooms, suitable for 6 adults and 1 child.
Downstairs is a large garage / games area, laundry room and further W.C.
The house benefits from a 9.5 mts x 4.5 mts swimming pool which is totally enclosed with self-closing gate for safety. (Pool open end of May - end of September, depending on weather conditions)
It has a large terrace with sun loungers, table & chairs with gazebo and portable BBQ. There is plenty of space to sit and relax in the shade or sun.
The house is set in a quiet and peaceful location surrounded by countryside planted with walnut trees and sunflowers. Only a short walk away, you will find 2 lakes and a small shop selling local hazelnut oil and honey, and only a few minutes drive away is the local 9 hole golf course at Manoir de Longeveau.
> You are only 5 minutes away from St Severin, where you will be able to buy all your essentials, and only 20 minutes drive from the large town of Riberac, where the biggest local market in the region is held every Friday morning.
> Pillac is 9 kms north of Aubeterre- sur- Dronne, which is recognised as one of the prettiest villages in France, perfect for lunch and an afternoon stroll around the village - the monolithic church is not to be missed. If you have children, then they will love the local river beach located across the bridge from the main village square, with a beach bar and restaurant and also canoe and kayak rentals available.
> A little closer to Pillac is the lovely nature base of Poltrot, with various activities available in the summer months including the treetop adventure park and maze. Here you will find a small river beach and also a lovely restaurant.
Bed and bath linen is not included in the price, as our guests generally like to save the cost of this. However, we do offer an optional full set of bed and bath linen for 23€ttc/person per stay. This can be ordered and paid for after booking.
A compulsory "intermediate cleaning" fee is charged at the time of booking and corresponds to the disinfection and preparation of the house between two tenants.
However, the house must not be left dirty when the tenants leave. We ask our tenants to leave the accommodation as they found it on their arrival (kitchen and sanitary facilities clean, fridge and cupboards emptied, no trace of apparent dirt, bins removed, etc.). If the accommodation is left dirty, the Tenant will have a deduction from the deposit for the extra time spent cleaning the accommodation, at the rate of 35€/hour. The tenant will be informed without delay by message via the platforms, by sms or email, with photo(s) and/or video(s). We also propose to our tenants who do not want to think about the cleaning before their departure, a "complete cleaning" package which will be charged at 30€/hour. Please refer to the description of the advert for the price of the complete cleaning, or contact us directly. For this accommodation, the amount of this package is an additional 150€.

La maison est plantée d'une variété d'arbustes et d'arbres et offre de belles vues sur la campagne charentaise, idéale pour s'asseoir sur le balcon le soir, avec vue sur les champs de tournesols vallonnés avec votre boisson locale préférée !
Les Côtes est une propriété de style "sous-sol" avec une vue magnifique de toutes les pièces. Au premier étage, vous trouverez tout l'espace de vie principal :- Une grande cuisine salle à manger, un salon avec balcon, une salle de bain familiale, des W.C séparés et 3 grandes chambres doubles, pouvant accueillir 6 adultes et 1 enfant.
Au rez-de-chaussée se trouve un grand garage / aire de jeux, une buanderie et d'autres W.C.
La maison bénéficie d'une piscine de 9,5 mx 4,5 m entièrement clôturée avec portail à fermeture automatique pour plus de sécurité. (Piscine ouverte fin mai - fin septembre, selon conditions météo)
Il a une grande terrasse avec chaises longues, table et chaises avec gazebo et barbecue portable. Il y a beaucoup d'espace pour s'asseoir et se détendre à l'ombre ou au soleil.
La maison est située dans un endroit calme et paisible entouré d'une campagne plantée de noyers et de tournesols. À seulement quelques pas, vous trouverez 2 lacs et un petit magasin vendant de l'huile de noisette et du miel locaux, et à seulement quelques minutes en voiture se trouve le parcours de golf local de 9 trous au Manoir de Longeveau.
> Vous n'êtes qu'à 5 minutes de St Severin, où vous pourrez faire vos courses, et à seulement 20 minutes en voiture de la grande ville de Riberac, où se tient chaque vendredi matin le plus grand marché local de la région.
> Pillac est à 9 km au nord d'Aubeterre-sur- Dronne, qui est reconnu comme l'un des plus beaux villages de France, parfait pour le déjeuner et une promenade l'après-midi autour du village - l'église monolithe est à ne pas manquer. Si vous avez des enfants, ils adoreront la plage de la rivière locale située de l'autre côté du pont de la place principale du village, avec un bar de plage et un restaurant ainsi que la location de canoës et de kayaks.
> Un peu plus près de Pillac se trouve la jolie base nature de Poltrot, avec diverses activités disponibles en été dont le parc accrobranche et le labyrinthe. Ici vous trouverez une petite plage fluviale et aussi un charmant restaurant.

Un forfait "ménage intermédiaire" obligatoire est facturé à la réservation et correspond à la désinfection et préparation de la maison entre deux locataires.
Cependant, la maison ne doit pas être laissée sale au départ des locataires. Nous demandons à nos locataires de laisser le logement tel qu'ils l'ont trouvé à leur arrivée (cuisine et sanitaires propres, frigo et placards vidés, aucune trace de salissures apparentes, poubelles enlevées, etc.). Si le logement est laissé sale, le Locataire aura une retenue sur la caution pour le temps supplémentaire passé à nettoyer le logement, au tarif de 35€/heure. Le locataire sera informé sans délai par message via les plateformes, par sms ou email, avec photo(s) et/ou vidéo(s). Nous proposons également à nos locataires qui ne veulent pas penser au ménage avant leur départ, un forfait « ménage complet » qui sera facturé 30€/heure.
