High-quality, partly custom-made furniture, a large, shady outdoor terrace, a refreshing pool and plenty of space await you here - just under two kilometers from the sea, near San San Gregorio on the Ionian coast of Salento.
The villa has been completely rebuilt in recent years.
Here you have a plot of approx. 4,000 square meters, very quiet and away from major roads, just for yourself and your family or friends. The center of the property is the private pool with loungers and an outdoor shower for that perfect holiday feeling. On the covered terrace you can take your meals (a barbecue is also available) or relax and read a book while gazing out over the garden, the flowers and the gnarled, centuries-old trunks of the olive trees.
The house has a living space of approx. 180 square meters, which is divided over two floors. On the ground floor you will find a large living room with an open kitchen and branded appliances (dishwasher, oven, microwave, fridge with freezer compartment, toaster and kettle as well as crockery, cutlery and cooking utensils are of course available), as well as two double rooms, each with its own, very stylish bathroom with shower and marble sink.
In the cool basement, accessible via an external staircase, there is a larger room with a double sofa bed (ideal for children / teenagers) and another double bedroom, as well as a bathroom with bathtub and a laundry room with toilet.
Both floors are air-conditioned (warm or cold, depending on the season). Note that the basement can get humid in the colder season.
The property, which can only be rented as a whole and thus offers you maximum privacy, is located in a quiet, natural setting. In a few minutes by car or by bike you can reach the popular village of San Gregorio, which offers a few shops and restaurants. Nearby there are also some publicly accessible beaches with golden, fine sand, some exclusive private beaches (we are happy to provide you with further information), as well as a boat rental where you can explore the rugged cliffs and sea caves of the area on your own or with a skipper.
🛏️ Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €24 per person.
🧽 Final cleaning is not included and costs €140, unless you clean yourselves before departure.
🐶 Pets are NOT allowed in this property.
💰 We will ask you to pay a security deposit of €1000 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.
⚡ Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,44 on 14/03/2025, when this text was last updated, but as prices are fluctuating a lot, your actual price per kWh will be communicated a few days before your arrival based on the current market price.
We decided not to include electricity costs in the rent in order to: a) keep our rental prices stable despite inflation and b) incentivate our guests to use electricity responsibly, helping us to reach our sustainability goals. Thank you for your understanding.
